Job Description

Our client, a residential construction company, is seeking an experienced Construction Project Manager to lead and coordinate residential construction projects from initial concept through final closeout.

This role is responsible for overseeing all phases of project execution, ensuring projects are delivered on time, within budget, and to the highest quality standards while coordinating closely with owners, contractors, architects, engineers, and consultants.

The Project Manager must be capable of developing clear, detailed Scopes of Work (SOWs) to define project requirements, support accurate bidding, and ensure accountability across contractors and subcontractors.

Responsibilities:

  • Lead and manage mixed-use residential construction projects from inception through completion
  • Oversee project planning, cost estimating, budgeting, bidding, procurement, scheduling, permitting, inspections, quality control, and project closeout
  • Develop, review, and manage detailed Scopes of Work (SOWs) for general contractors, subcontractors, and consultants, clearly defining project scope, responsibilities, deliverables, and exclusions
  • Ensure SOWs align with construction drawings, specifications, schedules, and budget requirements
  • Coordinate and lead weekly project meetings with owners, contractors, architects, engineers, and other stakeholders
  • Support acquisition efforts by preparing project viability assessments, preliminary space plans, and early cost estimates
  • Ensure timely and efficient design development for all assigned projects
  • Solicit bids, review, and analyze proposals from subcontractors, vendors, and service providers, ensuring bids are complete and aligned with defined SOWs
  • Develop and manage project budgets, cost controls, and project schedules
  • Track project progress and prepare clear status reports for internal and external stakeholders
  • Monitor contractor and subcontractor performance related to safety, quality, schedule, budget, and compliance with approved SOWs
  • Review and manage contractor insurance compliance, scopes of work, insurance certificates, and hold-harmless agreements
  • Identify risks, recommend solutions, and help resolve construction, design, and scope-related issues as they arise
  • Manage scope changes and change orders to prevent scope creep and protect project budget and schedule

Qualifications:

  • Proven experience managing residential construction projects
  • Demonstrated ability to create, define, and manage construction Scopes of Work (SOWs)
  • Strong understanding of construction processes, budgeting, scheduling, and contract administration
  • Ability to read and interpret construction drawings, specifications, and contracts
  • Excellent communication, organizational, and leadership skills
  • Proficiency with project management and scheduling software
  • Experience supporting real estate acquisitions and feasibility studies
  • Strong negotiation and vendor management skills
  • Ability to manage multiple projects simultaneously in a fast-paced environment

Location: Remote, but must live in NY or NJ
